Opening up a dated Chili ranch, room by room

Chili’s full of 1970s and 80s ranches and raised ranches with closed-off floor plans. We open them up without touching what’s holding the house together.

Chili’s a west-side town built mostly on ranches and raised ranches from the 1970s through 90s, spread out along Chili Ave, Paul Rd and Buffalo Rd on lots big enough to actually do something with. A lot of these houses still have the original chopped-up layout, small closed rooms, low doorways, dated trim. We take those rooms apart and put them back together as one open space that works for how people actually live now.

Most of Chili’s housing went up between the 1970s and 90s, ranch and raised ranch style, on lots big enough for a pole barn or an oversized garage. That era means plaster’s mostly gone but you’ll still find aluminum wiring, older cast iron drain lines and thin subfloor once we open things up. Full basements are common and usually underused, which makes them a real option for a laundry room or extra living space instead of just storage.

What’s included

  • Tearing out non-load-bearing walls to open sightlines
  • Reframing openings between kitchen, living and dining areas
  • Replacing worn subfloor and leveling uneven ranch floors
  • Running new trim, doors and casing throughout the space
  • Skim-coating and prepping walls so paint goes on clean
  • Converting basement space into usable living or laundry rooms

What to know before remodeling in Chili

The common mistake in these Chili ranches is knocking out a wall without checking what it’s carrying, since a lot of these floor plans use interior walls to support the roof or the floor above. We check the framing first, not after the sledgehammer’s already in the wall. On raised ranches especially, the split levels change how loads run, so we plan the header and support work before any opening gets cut, not as a repair afterward.

One crew, one job at a time, no subs shuffling in and out. We show up when we say, tear out what needs to go, and keep the dust contained while your kitchen or bathroom stays usable as long as possible. You get a straight price before anything gets cut open, not a guess that changes halfway through. Call (585) 488-3155 and we’ll walk the room with you and talk through what it actually takes.

Notes for Chili homeowners

Chili’s full of 1970s and 80s ranches and raised ranches with closed-off floor plans. We open them up without touching what’s holding the house together.

  • Town of Chili requires a building permit for interior work that touches load-bearing walls or adds electrical circuits.
  • Bigger lots out here mean more storage sheds and pole barns nearby, which usually gives us room to stage materials without blocking the driveway.
  • Some lots near Black Creek sit in or close to the flood plain, which matters if the remodel touches a basement or lower level.
  • Houses from the 70s through 90s often still have original wiring and plumbing behind the walls, which we plan for before demo starts.

Chili questions

Do you handle the permit for a wall removal in Chili?

If a wall’s load-bearing, the Town of Chili building department wants a permit and sometimes an engineer’s letter. We handle that paperwork and know what their office expects, so you’re not stuck figuring it out yourself.

Our raised ranch on Chili Ave has a weird half-level layout. Can you still open it up?

Yes. Raised ranches are common out there and the split levels just change how we sequence the work. We plan the floor and header work around that layout instead of fighting it.

What do you find once you open up walls in these older Chili houses?

Aluminum wiring, undersized electrical panels, and sometimes old cast iron plumbing, depending on the decade the house went up. We flag it before we close anything back up so you’re not surprised later.
