Floors are usually solid oak under old carpet, worth saving. None of this stops the job, it just means we plan for it before we start instead of guessing.

  • City of Rochester requires permits for most layout changes, and older double houses sometimes have separate meters or shared walls that affect what’s allowed.
  • Knob-and-tube remnants still turn up in ceilings and wall cavities in Corn Hill and NOTA houses built before the 1940s, even after past rewiring.
  • Rental turnover is high in Swillburg and the 19th Ward, so we schedule work to keep one side of a double livable if the other side is occupied.
  • Stone and rubble foundations under Maplewood and South Wedge homes mean tall unfinished basements that sometimes need shoring before floor work above can proceed safely.

Rochester questions

Do you deal with the plaster and lath in older Rochester houses, or do you just cover it up?

Depends on condition. If the plaster’s solid we skim and patch it. If it’s cracked out or blown from old water damage, we tear it back to studs and go with new drywall. We tell you which one your walls need before we start, not after.

Will you pull a permit through the City of Rochester for a whole-room remodel?
