Drive Buffalo Rd or Chili Ave through Gates and you’re looking at block after block of post-war capes and ranches, most still running the kitchen they were built with. Small footprint, single-car garage, half the house underground. These kitchens weren’t built for how people actually cook now, and by this point the cabinets, counters and layout are just old. Most of these capes and ranches went up fast after the war, with kitchens sized for a smaller stove, less counter, and no dishwasher. Once we open a wall or pull cabinets, we’re finding original plaster, older wiring that wasn’t sized for today’s appliances, and plumbing runs that were never meant to move. None of that stops the job, it just means we plan for it instead of getting surprised by it once the drywall’s open.

Do I need a permit to remodel a kitchen in Gates?
Depends on the scope. Cabinets and counters swapped out with no wall or plumbing changes usually don’t need one. Move a wall, change electrical, or shift plumbing lines and the Town of Gates building department gets involved. We handle that part.
My house is on a small lot off Chili Ave, is there room for a bigger kitchen?
Sometimes, but on tight Gates lots we usually get more out of the layout you already have instead of pushing walls out. Opening a kitchen to a dining area or losing a poorly placed closet often does the job without touching the footprint.
Can you work around an old kitchen with outdated wiring near Spencerport Rd?
Yes. A lot of the original kitchens out that way still have older wiring and undersized panels for what a modern kitchen needs. We check that early, price out any upgrade needed, and build it into the plan so there’s no surprise mid-job.
