That layout doesn’t work for a lot of households now. Most of these Gates houses went up fast after the war, with cast iron drain lines, galvanized supply pipes, and subfloors that have seen sixty-plus years of moisture without a real vapor barrier. Once we pull the old tub or tile out, we usually find soft framing around the drain, old patch jobs behind the tub surround, and vents that were never run outside. None of that is unusual here. We plan for it before we quote, not after we open the wall.

- Original bathrooms in this part of Gates often have no real exhaust venting at all, just a fan that dumps into the attic instead of outside.
