- Victor permits run through Ontario County, not Monroe, so expect a different process and timeline than our other towns.
- Most newer subdivisions off Rt 96 and Rt 444 were built with unfinished basements as the standard, which is where a lot of added-value work happens.
- Village homes near Victor Village tend to need trim, plaster and window repair work that the subdivisions rarely need.
- Rt 251 corridor properties can have larger lots, which affects clean out volume and how much material we’re hauling off site.

Do you work on rentals in the newer Victor subdivisions off Rt 96?
Yes. A lot of those 2000s-and-newer builds have unfinished basements that tenants or buyers want done, or turn work between leases. We handle both, along with the smaller repair punch lists that come up between tenants.
Can you give repair numbers before a purchase closes?
Yes. We’ll walk the property, write up an honest scope with real numbers, and get it to you before your closing date. Useful for anything from a village fixer to a subdivision flip near Eastview Mall.
Who handles permits, Ontario County or Monroe?
Victor runs through Ontario County, not Monroe County like the rest of our territory. We pull what’s needed on that side, so if you’re used to Monroe timelines, expect it to run a little different here.
