Greece Ranches Need Their Layouts Opened Up
Most Greece ranches and split-levels still have the 1960s layout they were built with. We open rooms up and finish them right.
Drive down Dewey Ave or Long Pond Rd and you’re looking at ranches and split-levels from the 60s, 70s and 80s that mostly still have their original room chops. Small living rooms, closed-off kitchens, a hall bath nobody’s touched since the house was built. Whole-room and whole-floor remodeling in Greece usually starts with taking down a wall or two and rethinking how the space actually gets used. We handle the layout, the floors, the trim, the whole job.
Greece houses near Braddock Bay and the creeks sit on a high water table, so basements and lower-level rooms often carry moisture you don’t see until a floor comes up. Original construction in these split-levels and colonials leaned on cheaper subfloor and minimal insulation between rooms. Once we open a wall or pull old flooring, we typically find undersized electrical for the room’s current use, uneven subfloor from decades of settling, and layouts that boxed in a garage entry or laundry area for no good reason. We plan around it before we frame anything back.
What’s included
- Removing non-load-bearing walls to open up a ranch layout
- Leveling and replacing subfloor in split-level living areas
- Running new trim and doors through bedrooms and hallways
- Building out laundry rooms off attached garage entries
- Converting cramped mudrooms near the garage into usable space
- Prepping walls and ceilings paint-ready before final finish
What Matters for Greece Remodels
The mistake we see most in Greece remodels: someone tears out a wall or floor without checking what’s actually load-bearing or what’s running behind it, especially in split-levels where framing does double duty between levels. That leads to sagging headers or exposed wiring nobody planned for. We check the structure and the rough-ins first, then open up the room, so the finish work goes on top of something solid instead of a surprise.
One crew runs the job start to finish, no subs rotating through your house. We show up when we say we will, protect the rest of the house while we work, and clean up at the end of each day. Pricing gets laid out before any wall comes down, no surprises added mid-job. If you want to walk through what a room or a whole floor would take, call (585) 488-3155 and we’ll talk it through.

Notes for Greece homeowners
Most Greece ranches and split-levels still have the 1960s layout they were built with. We open rooms up and finish them right.
- Greece requires a building permit through the Town for structural changes, so any wall removal or room reconfiguration gets filed before work starts.
- Houses near Braddock Bay and the creek corridors sit on a higher water table, which affects subfloor moisture and how we handle lower-level rooms.
- Many split-levels built off Ridge Rd West and Mount Read have load-bearing walls between levels that aren’t obvious until you’re inside them.
- Attached garages common in this era mean mudroom and laundry conversions often need to address an entry point that was never insulated well.
Greece questions
Our ranch off Long Pond Rd still has the original layout. Can you open up the living room without touching the whole house?
Yes. Most of these ranches have one or two interior walls separating the living room from the rest of the floor. We can open just that space, check what’s load-bearing, and leave the rest of the house alone.
Do I need a permit to remodel a room in Greece?
If we’re moving walls, changing electrical, or altering plumbing, yes, the Town requires a permit for that. We handle the filing as part of the job so you’re not chasing it down yourself.
We’re near Braddock Bay and worried about moisture under the floor. Does that change how you’d approach a room remodel?
It can. Houses closer to the bay and the creeks tend to have damper subfloor conditions. We check for that before we install new flooring so it’s not trapped under a finished surface.
