Basement Finishing for Henrietta Ranches and Rentals
Most Henrietta basements are 1970s ranch or condo builds with builder-grade finishes underneath. We turn that space into something you’ll actually use.
Henrietta’s a mix of long-time owners near Calkins Rd and a rotating pool of RIT-area renters off Jefferson Rd and East River Rd. Both need the same thing from a basement: a dry, usable space that doesn’t fall apart in five years. Most of these ranches and townhouses still have the original builder-grade basement setup, if they’ve been touched at all. We deal with the water first, then build the room.
Henrietta’s ranches and townhouse developments went up mostly in the 1970s, and the basements show it: thin block foundations, minimal drainage planning, and whatever insulation was cheap at the time. Once we open a wall we typically find old wiring that was never updated, laminate-era finishes if someone tried this before, and fiberglass tub surrounds tied into basement plumbing runs. None of that is a surprise here. It just means the plan has to account for what’s actually behind the drywall, not what’s on the permit drawing.
What’s included
- Moisture testing and drainage correction before framing starts
- Framing built around existing block walls and posts
- Insulation sized for Henrietta’s older uninsulated foundations
- Egress window work where a bedroom is planned
- Drywall, taping and paint through the finished rooms
- Flooring options rated for below-grade slab conditions
Henrietta Basement Notes
The mistake we see most in Henrietta is somebody framing and drywalling over a damp foundation wall because it looked dry that week. Between Jefferson Rd and West Henrietta Rd the clay soil holds water, and a basement that’s fine in July can weep in March. We test and address moisture and grading before any framing goes up. If a wall needs a drain path or a sump added, that happens first, not after the drywall’s already ruined.
One crew runs the job start to finish, no subcontractors rotating through. We show up, protect the rest of the house, and clean up every day, which matters if you’re renting to students and need the upstairs livable the whole time. Pricing gets laid out before anything starts, no surprises added mid-job. Call (585) 488-3155 and we’ll walk the space with you first.

Notes for Henrietta homeowners
Most Henrietta basements are 1970s ranch or condo builds with builder-grade finishes underneath. We turn that space into something you’ll actually use.
- Henrietta permitting runs through the Town, and egress and electrical work in a finished basement generally needs a permit pulled before we start.
- Townhouse and condo basements near Marketplace Mall often share foundation walls, so drainage work has to stay contained to your unit’s footprint.
- Rental turnover every summer means landlords near RIT often want the work scheduled in a tight window between leases, not mid-tenancy.
- Clay-heavy soil around East River Rd holds water longer after storms, which is why grading and sump placement get checked even on basements that look dry.
Henrietta questions
My condo near Marketplace Mall has a shared foundation wall. Can you still finish the basement?
Yes. We keep any drainage or waterproofing work inside your unit’s own footprint and coordinate with the association if there are rules about shared walls. It doesn’t change the finishing plan much, just the prep.
I rent to RIT students on Jefferson Rd. Can this get done between leases?
That’s how most landlord jobs run here. Tell us your lease turnover dates and we’ll schedule the noisy work, framing and drywall, inside that window so tenants aren’t dealing with it.
Do I need a permit to finish my basement in Henrietta?
Generally yes, especially for egress windows and any new electrical circuits. The Town reviews those before final inspection. We handle pulling the permit as part of the job.
